A LOCALLY listed former warehouse in Halesowen has gone up for sale with a £75k price tag.
The Halesowen Clothing Distributors building on Laurel Lane is near the town centre and is being marketed by Scriven & Co, Quinton.
Sales notes state that a planning application to convert the warehouse, which fronts onto Powell Street, into a residential property was refused on May 17.
The building dates back to the late 1800s and is recorded as a Locally Listed Heritage Asset identified as ‘The Nail Warehouse.’
The sales notes go on to say that the walled forecourt and steps are owned by the owner of 17, Laurel Lane, who does not want to be contacted by potential buyers.
Sales notes state: "The owner of 17 Laurel Lane will not allow access to the building other than for a warehouse use. (Thus is not prepared to allow the existing access to be used for residential purposes).
"The owner of number 17 has also confirmed that they would not be prepared to sell any other land in their ownership for garden or car parking purposes.
"The owner has also requested that they do not wish to be contacted by any prospective purchaser in this respect."
The listing also states that if planning permission is obtained for a residential use in the next 30 years an overage clause index linked payment of £20,000 (twenty thousand pounds) will become payable to the vendor.
It adds: "The £20,000 (twenty thousand pounds) overage payment is to be index linked with the Nationwide House Price Index from the date of purchase until the date of issue of a planning consent."
It offers vacant possession.
